New green technology is improving building performance for new construction, but we must also improve the environmental performance of existing facilities. RATCLIFF has developed a framework for architects to help their clients examine existing building operations, set goals, and improve green performance. This Green Action Plan (GAP©) focuses on the key areas of EnergyWaterLocal Land ResourcesProducts and Materials, and Waste.

A five-step process integrates the actions from the GAP into an institution’s normal processes for renewal and change. First is setting up the process, engaging stakeholders and assessing the organization’s needs. Second is taking inventories of the organization’s performance in the above areas of focus. Third, reduction strategies are selected. Fourth, targets and timeframes for achieving reductions in each area of focus are tentatively set. At this step, comparison with society’s targets and timeframes—regulations, social expectations, etc.—are factored in so that adjustments can be made if need be. Fifth is implementing and adjusting the GAP©, and applying it throughout the client’s organization or campus.
